Banner ad slowing page loading time

Dear friends,
I manage a web site on which turn banner advertising that resides on the server exteriors. He succeeds me that if for any reason
(maintenance, server out of service, etc) these banner do not work
my web site do not come visualized in how much the code do not come
completely unloaded stopping itself to the reading of the not
working scripts of the banner. Exists some script that make to
unload the code of my page web (after the wait of little second) even if the banner they are not working?

One good way of managing banner ads is to display them within an

iframe

with the borders and scrollbars removed. This way, not only do you get easier management, but if the banner is unavailable it won't slow down the loading of your main pages.
