CMS for a real estate website

Some type of Content Management System (CMS) that is easy to use

We are developing 'another' real estate website. What I would like to know is a CMS which cater perfectly to a realty website.

The CMS should contain some of the following features.

Friendly to search engines.
Attractive in design – both color combination and graphic design.
Easy to navigate.
IDX Integration.
Contain blog posting facility.
Contain news update section
Viewers should be able to store their searches under their espective secure profile.
Easily modify some of the site content – featured property listing and pictures, blog, news update.

Let me know if all these are too much for asking.

After doing my bit of reaeach it seems like Joomla has one of the best open source software for managing content.

They also have a very good understanding for real estate.

Any advice would be appreciated.

The tough part is the IDX integration and the stored searches. Everything else will be easy on most CMS.

So I would hunt around and make sure that you can solve those problems and then tackle the others. From what I've seen, the open source modules for Joomal and Drupal that handle IDX are beta (might be fine) and the ones that are more mature are commercial products, sold by developers who focus on the realtor market (and there are a handful of custom CMS also of that nature).

Although I haven't used Joomla specifically with real estate it is very flexible and easy to work with once you learn the structure of Joomla. The learning curve for me was very quick which is nice to get up to speed!

IDX integrations and stored searches are integral part of this development and if they are tough, I would rather avoid CMS/Joomla. Is the intergration difficult in Joomla or is this a problem for all Open source systems?

It's not a problem with Joomla or Open Source systems. The problem would be as bad or worse in a proprietary CMS that doesn't have IDX in it.

The problem, as near as I can see, is essentially this: IDX integration in is an add-on that only people with some money to spend and a professional need would want. Therefore, such systems are developed with those people in mind, and they typically cost some real money because the developer is doing it for that purpose (i.e. to make money).

So the "problem" is that the developers who've figured out the IDX integration expect to be paid handsomely for their work, as presumably you do once you've delivered this site to the agent you're working with.

If I were in your spot, I would probably try to find some developer who had already done some successful IDX integrations and ask if he/she would be willing to do a partnership ro subcontract deal (unless you want to really learn how to do it and go into it as a business).
