PR not being distributed

Sites linked to from PR5 getting not benefit from it

oI have a site with PR5 (lets say www.example.com) which links to another site from the front page and a second site from the contacts page.

www.firstsite.com has no page rank and only 142 pages that google is aware of. It's been up 6+ months with the PR5 link from www.example.com for the whole of that time. Why no page rank?

www.secondsite.com has its own PR5 and should show the www.example.com in the backlinks as I would expect a PR4 from it. But again no show from that site.

Now internal pages are getting PR on www.example.com as one would expect. It just appears external sites get not benefit from it.

Anyone got any ideas about this?
