How to find relevant keywords..

Hi Everbody!
I know this question must have been tossed up more than once but I would like to know how can I (what are the factors) conclude which "kewords" are relevant to my site and my product.

From what I already know 1) the terms that get me actual customers
2) Terms having good search count
3) The search terms I get from my log files.

I cannot emphasise enough on the fact that terms 1) most of the times are not there in terms 2), So I am wondering what should be my criteria to select words which might not have good search count but might prove to be very good for my bussiness (like some terms that give me bussiness have low or sometimes no search count).
So I'd like to know what are the other criteria which need to be taken into account to select a keyword/phrase.

the terms that get me actual customers

In my opinion this would be the only one to worry about in your case. The keywords that people are using to find you that lead to actual sales are the ones you should concern yourself with. Are you able to determine which keywords are actually converting into sales?

A search for "keyword suggestion" at your favourite SE might help you.

try the Overture Search Term Suggestion Tool
[inventory.overture.com ]

Type in what you think they may be interested in such as "Country Hotel" and it will provide suggestions in order of frequency of use from Overture last month.

It gives a good idea of what to use. AdWords keyword suggestion tool is also very good.

These are both great sources for creating all the keyworded elements on a web site plus ideas for new content.

Thanx for the advice guys.
But I have gone though all the prevalent keyword "banks" including overture, ****, espotting, google sandbox, etc.
What I want is what other criteria do I need to take into account which allows me to optimize for keywords which are profitable... any thoughts will be appreciated.
