Calling all experts - How to market a villa in Asia

Hi all,
I have a site offering [snip] in Sri Lanka. I am trying to market it. I am a webdesigner with 3 yrs experience.

My Approach

Research keywords before site build top words
"[snip]"
"[snip]" etc

Used term [snip] for name as competition was less.
Created doorway pages for about 30 key word phrases
using WebpostionG for frquency - used some offpage layers for keyword stuffing, alt tags, css filenames for keywords, directories of keywords etc

not much sucess in SEO except for villa and the reginality it is located.

Got listed in some top rating directories for "[snip]" in Google I get about 3 people per day

Wrote some articles for area in Virtual Tourist, posted some helps in Lonley planet. PM relevant people (looking for beach accommodation)

Ran a PPC campaign with some sucess 10% cost on revenue.

Got featured in prominent magazine Homes overseas,
Am listed in DMOZ with PR of 4

Thing is I am getting about 13 people a day and hit a bit of a stalemate. i spent lot of time promoting site last year and got very little payback at peak we were getting 30-40 Unique people a day

I am thinking of concentrating my effort on creating a directory of my own and getting people to link to me. + creating some sticky content in shape of articles e.g. buyers guide to homes Sri Lanka. + info on places to visit.

Does anyone here have any advice. It's a father & son business with very little budget. All money has gone into business my parents have remortgaged the house and really need to make SOME money we took £5K last season for alot of hard work.

I am interested in Affliate marketing * link programmes would also pay someone commission for sales PM me

I have wracked my brains on this one, any advice (practical) appreciated.

PS I imagine this info would be valuable to a great many people

1)Start an email newsletter that can turn into viral marketing
2)Do more keyword research, think about what people would search for, not what you call it. A good way to get another perspective on keywords is to look at related news articles and see what words they use.
3)Contact real estate sites in another part of the world and start a link exchange. The links will be relevant and you will not be competing.
