Google Page Counts 'inurl' versus 'title

Who can shed light on how Google page counts indexed pages for a specific domain? I'm getting od results.

Google search 1: site:[domain] "[known unique title]"

Google's count is 807.
----
Google search 2: site:[domain] inurl:[url to page] (dynamic parameter so more than one 'page' exists)

Google's count is 3270.
----
807 versus 3270. That's a big difference for the same pages that Google thinks it counts. Some pages listings in search 2 look like:

[URL]
Similar pages

It looks as though it has been crawled and added to the index but no "title or page text" has been indexed. Is that the reason for the count difference?

If so, it's been more than two months that many of the URL only pages have been in the index. How long does Google take to actually include the page text in the index?

Thanks for any insights and thoughts on how to accurately keep track of counts for pages with know, unique text strings!
