Now, I have some offers, exactly a text link with 15-20 words.
How much to charge this link or similar banner offers. Or maybe, we must join some ad network program.

But from what I've read, more experienced webmasters usually provide this answer: Find out what your competitors, those at your level, are charging, and do likewise.

Good question. But before I answer, keep in mind that I plan to sell ad space for my site in 2005, which means I expect my site's numbers to climb well past the half a million page view/month mark by that time. When I reach that destination, I would probably charge around $50/month for a brief 15-20 word link to be placed at the top, just under my main banner. After all, it doesn't take a lot of space, and I would charge more for banners. I would also put it on ALL of my original content pages, which comes out to about 1,200 pages, all with original content.

WEll they're just a line of text. Those, on a page with original content (i.e. 800-1000 words) is not exactly what I'd call major advertising. I doubt anyone would pay you more than $50/month unless you're getting massive numbers.
By 2005 we expect to make around $1200 just from our Fastclick banner ads (as our numbers jump from month to month, we're making over $200 more each month). Notice I said BANNERS. But for a line of text, I wouldn't charge that much. For a banner, especially the one at the very top of the page? You're definitely going to have to pay us more than what our Fastclick ads would make us.
But for a tiny line of text? $50 a month is about right.

There'll most likely be a higher CTR with text ads though. When I had banners I was getting something like 0.02%. Can't tell you about Adsense (due to TOS) but I'm doing affiliate text ads now and it's about 3%. If your advertisers are getting more value then you should charge them more, however insignificant the text looks.
We've sold text links on our sites before without a broker. Usually, I figured the CPM of the page from adsense and aff links and doubled it. Then quoted based on that -- same as you. It helps to establish a ctr by giving a free trial to potential advertiser (a day for a high traffic site).
