Creating flash-based "user guide"

I have seen on other sites where they use, I presume, flash to create user tutorials which consist mainly of screen shot movies: "first you click here, then put the cursor over here, click and select your location" etc, etc

What is the easiest way of creating this type of guide? Is there an easy way of "recording" what you are doing on a computer for 10-30 seconds and then utilizing this as a user guide?

I hope someone understands the type of thing I mean.
