Average CPM rates?

Hello guys, where can I find a current listing of average CPM rates for specific words, like "rehab, alcoholism treatment, drug rehab" etc. I am trying to establish a base price for selling ad space on my site, on which I will be calling advertisers direct, most of whom will be [drug & alcohol] rehab owners. Any input for this noob would be greatly appreciated!

Why don't you just scan the competition yourself? It's pretty easy to join one of the larger affiliate programs and look at the competition.
