Risky investment in starting a new website?

I currently own 2 sites. One of them is very small and brings in less than $200 a month Google AdSense income.

The second site was a type of site where with it's niche, it was extremely popular the first month or two and then has slowly died off. It made me $50-$70 a day for the first month and a half after the site launched, solely from Google AdSense income.

I'm still in college and I'll be graduating in May, actually. I will then be going to school for my Ph.D. in computer science.

I've been planning a new site idea for over a year. The site is very, very broadly related to the previous site I had that made me some cash for a month and a half, but it is on a MUCH larger scale and a more permanent basis, instead of just a temporary thing.

I'm a very good PHP programmer and I actually have a job where I work full time (while in school) doing nothing but PHP programming. I definitely have the skillset needed to create this new site that I've planned. The issue arises in my available TIME, however. I just don't have the time needed to devote to finish, let alone even START, developing this new site. This has led me to consider hiring someone else to complete the site for me.

I don't have much money saved up, so I'd be using effectively all of my savings to get the new site launched.

My questions is this: should I go for the new site or just forget I ever thought about it? How risky is investing in a web site? Is there a good chance that I could just be throwing my savings away?

What should I do to ensure my success if I DO decide to spend my savings on having the website created for me by an outside source?

One benefit for me is that the web development company I work for would most likely offer me a discount, if they took on the project, but it will still be expensive.

I would sincerely appreciate any advice on what I should do, any guidance at all. I've been torn on this situation for over 6 months and I'm just now posting about it asking for opinions.

In a nutshell, investing money in a website is risky. You have only your judgement to rely on.

Some more information might help. Approximately how much investment? $100s, $1,000s?

Why do you think the website earnings fell off so quickly?

It would take $5000-$10000 to finish the site, which is why I am asking here.

The previous site's earnings fell because it was related to a new...product, or something similar to that. Once demand fell and people stopped caring and looking for info, the traffic went down. I was 100% sure that this would happen when I started the site, but I made it just to make some extra cash and to test the market.

If you have excellent PHP programming skills, why not do the work yourself? Don't rely on others for tasks you are capable of yourself, you should outsource the activities in areas where you lack knowledge, not in areas where you are an expert.
