Do you know how to estimate the worth of a website

Hi there. I am planning to buy a website with small community but is active. Registered member is close to 2,000. Just looking from the ads around the site, I can say it is not making much money. The site is also being maintained by one person.

I would like to send the owner a buying offer, how can I estimate the cost of that website?

Any thing else should I look at to have more accurate offer?
