Text-based editor with template support?

Hi,
I've been using TopStyle for my css, and I find that because some of my sites are really very simple html. I don't like to launch DW just to make a simple page, but I really miss the template feature in DW. I don't care whether it blocks changes to the non-editable areas or not, I just basically want something that will make the editable regions easier to spot (with some kind of visual cues, like color or?) and to facilitate propagation of changes to the template.

Basically, I want something less than DW but more streamlined than using search & replace html and tediously stimming to find the edit zones.

Any suggestions are appreciated. Thanks!

While waiting for an answer more specific to your question: Check out Smarty [smarty.php.net]

It's very simple and in the long run is a much better way to go than DW style templates...
