Buying site with no adsense

what would the revs be

I can buy a site about a town/area and it has a few good serps for like city hotels, city airport parking, over 5k uniques a day. What woulkd you estimate the adsense earnings to be? Also about 700 pages of content. Been online since 2000 and has lots of natural links.

Hard to guess as it depends on many unknown factors but if everything is well I'd expect at least $20/day. Maybe much more.

What I would do is think where you can place the ads without altering the look of the site.
then work out your CTR then work of a $0.10 per click basis so if you have 5000 per day and a 5% CTR at $0.10 that’s $25 a day but that is on a low scale in the hotel industry I would say you are looking at $0.30+ a click and if you can get your CTR to 15% that’s $225 a day which sound more likely

hmm I guess it would be a mix of low and high keywords. I'd take a figure somewhere between the 2. Guess 80$ a day

Based on my click through rate and figures I achieve ,$20 as a minimum doesnt sound out of the way, however I know a guy with a masive site and tons of vistors.

He's lucky to get $30 per month which I found a surprise.

the guy wants 36K euro ( 25K GBP) There are hotel serps. My take is hotels 2k a month and adwords maybe the same. So he is asking 10 months potential rev. I thought it would be a steal as both parts were not exploited. Turns out he is asking a 10 years profit for his current revenues.

The $20/day I posted a few hours ago should be considered as a minimum. It's possible that a site in this niche may earn $200/day but it all depends on the quality of the traffic and how high you can bump the CTR.

Your are lucky the owner of the website hasn't discovered AdSense yet!

You should search the old threads--there have definitely been discussions (some quite lengthy) in the past about buying/selling sites, and how to figure out what to pay.

Crush - that sounds like an interesting site - sort of thing I'm looking to buy and don't find many examples of.

Might be a good purchase for you - though you should be able to get him down to less than 10 years profit - that's a LOT unless the site is VERY special.

I know of one site for sale that sounds quite similar to the one you're talking about - though from the info I've got, I think this guy wants a bit less.

I wonder if we're talking about the same site! Hard to know huh?

Make sure you have some way to REALLY verify the traffic. I recently purchased a domain that I thought I had verified was receiving 1000 uniques a day but after moving it to my host the uniques were more like 10 per day. That was an expensive lesson.
