I have a friend locally with a father who is nearing 80. No one else in the world has the knowledge this man has about repairing and restoring certain vintage race cars. But it is an incredible niche!
My friend set up a seminar for his dad to do and it had a standing-room only audience. They videotaped it. People asked him questions and he answered as many as he could in the time alotted.
Now -- all I have to do is get the videotape and transcribe it... with permission of course. I will have a website on a niche topic that has a waiting audience... and be helping to preserve knowledge that is about to be lost forever.
Opportunities abound in your community, too, with older folks. Do some asking around, or just take a visit to a nursing home and ask the nurse's aides which gentleman there is of sound mind with a lot of "how to" life experience. The stories alone would make great content and you can optimize for keyword phrases later!
Hunt up someone with great life experiences, bring a recording device... and you are on your way to original content.
