Buying a site for Adsense

I have read the thread "how much is an adsense site worth" so I thought I might write my own experience.

I discovered Adsense through this site and have since developed a couple of sites. They were doing ok with very little promotion, but I could not compete the top sites in my interest areas.

I found an old site (2000) which ranked well on many good keywords and had PR6. Very little had been updated since it was first created, but quite a lot of the content was still valid. The site only had one affiliate program and no Adsenes.

I contacted the owner and said I was interested in the site. He eventually replied and asked how much I was prepared to pay. I offered $1,000. He said they wouldn't accept anything less than $3000.

I thought - no way. After a few months trying to create my own sites, I realized the site had a great position. I thought what is the point of trying to develop my own site.

Three months later I have redesigned the site twice and tried to add more content. I started with $5 a day to now around $20 a day in 3 months.

I should have the initial purchase price recovered in around 6-8 months.

Before I bought the site, it seemed like a waste of time working on sites that may never be seen by people, or might take more than 5 years to develop.

Anyway, with the very little knowledge I had of buying websites and of the information which I could get my hands on, I believe I am doing reasonably ok.

I've looked at a few established sites for sale that I thought could be turned into money makers but my main fear is not having written rights to the site's images. Many of those type of sites are in a niche and they have just copied pics from where ever they found them thinking 'who's going to care'.

Turning a strictly informational site into a commercial venture might become a nightmare if the rightful pic owner discovers a non-licensed pic (or even unauthorized copied text) on the site.
