Packaged system for online sale of properties & vacation rentals

I looked around about a year ago and there wasn't much

It seems to me that by now there ought to be a number of packaged systems built on ASP and PHP.

My 17 year old son played around with ASP and MS SQL this past summer, but, well...not all teenagers are...entirely productive when put in charge of work on their own time where they're the boss.....and there's girls, and buddies, a guitar jam sessions, and sports, and you just got your driver's licence

Anyone have any experience or suggestions for software in the "for sale by owner" or "for rent by owner" realm?

I'm leaning towards ASP but I'd consider PERL or PHP.

I've been working with this product and think it's one you should definitely consider.

Have a look at some of the examples on their site, they seem
to match your requirement although I don't use it for
that purpose myself.

I have absolutely no commercial links with them but have been so impressed with their service and product felt you should put them in the frame.
