Open Source Rental Property software?

I'm wondering if anyone can point towards an open source app that handles rental property listings really well?

I've found a few, but I'm after something that will be easy for my client to create and edit properties, and something that has good theme support.

By open source do you mean also free?
Try:
freshmeat (open source, but not all free)
sourceforge (I believe open source and all free)
