Warehouse and TMI

Hi,

For those of you who are leasing industrial space, what does TMI cover?

TMI - taxex maintenence and insurance.

So if TMI includes insurance, why is the landlord telling me I have to get my own insurance?

He may be including insuring the building, but you need to insure your contents, equipment, etc.

And probably you'd need to have some liability insurance in case someoned trips and breaks a leg while in your space.
