Currently, the easy sites to sell are those that have been in the Google index long enough to have a stable PR of at least 4. As usual, the more pages indexed the better and unique content is highly prized.
If your selling an ecomm site or an otherwise profitable site figure on a value based upon 4 to 10 months profit (unless you have something special). I know that is a big gap, but there are too many aspects to consider to narrow it down.
