Other than agreeing price and any fees, I wanted to know about anything else that I would have to negotiate or consider as part of the terms of sale.
For example, is there such a thing as saying that after x number of years, the ownership of the domain would pass back to me, thereby effectively leasing the domain, not selling it outright?
Has anyone heard of or tried renting a domain name or indeed leasing a domain name?
Also, is there anything I could require the new owner to pay me, per year perhaps, or as a percentage of business profits that may flow from a business attached to this domain?
I am not wishing to be greedy or demanding but I must be fair to my interests as I don't want to sell any element of a domain name cheaply or effectively free if I don't know that they exist.
Any input, especially legal, would be appreciated.

I would relinquish ownership.
No one actually ever "owns" a domain name, effectively we all rent them from whichever issuing authority it emanates.
At the moment, the domain has no web site or business attached to it.
You would have to have one helluva name to expect someone to pay you a percentage of their expected future profits after they have taken all the time and effort to construct and promote that domain.
I have heard about domain names being rented out however how it works I have no idea and as a businessman first I wouldn't entertain the idea for one second.
If it's that good a name trying selling it, then you'll find out its true value and possible potential to an investor/developer.
