Please Help me to evaluate my Forum's Value

Hiya all,

It's been a few years since I posted in Webmasterworld; It's good to be back!

After 7 years running my tech & computer discussion forum, I'm thinking of selling it to concentrate more on family business. I've recently received an offer from a forum management company and would appreciate your advise.

Forum Stats: ~40k registered users
Traffic : Alexa 28k
Revenue (from ad-sense & some CPM networks): $4000/mo (avg. last 12 months)
Serer costs: $400/mo (not much other overheads)

Traffic has been steady and slowly rising for the last three years. Most of the traffic is from Google.

So, based on these stats how much would my forum worth?

how much time is required to run it? per month

I usually spend a few minutes now and then from work (to answer questions, remove spam etc.) + may be an hour per week for server maintenance. So, I would say less than 20 hours a month.

No more than three years profits, I'd say. It's very hard to evaluate this kind of thing when forums on the whole may be in decline due to Facebook or Twitter, or yours may get algo-smacked for some reason no-one can predict.

I sold out of a forum I ran a few years ago. 2-3 years profit is pretty standard formula.
