Using the current new technologies available for the web (flash, real media, etc), what do you think are going to have the most impact. To take the point one step further, how will the technologies affect marketing of products and services in the near future.

From a marketing standpoint, it will largely depend on how fast your respective market adopts and adapts to the new technologies.
Your audience will determine that answer.
My read on it is this; plain-old HTML is king for the near and medium term future.
