Valuating and Selling a Website

I have a website that receives an average of 155 unique vistors each day, in an industry with a market average of very roughly 2.5%-8% buyers/lookers, or (taking the lowest end) 3.875 sales per day. Each sale is worth approximately USD45.00, bringing total daily net revenue to ~USD175/.00 per day or ~USD64,000 per year. That's the good news.

The not-as-good news is that this site receives these visitors EXCLUSIVELY as a result being listed #1 or #2 on Yahoo! for an extremely popular term. There are no affiliates or advertising campaigns which would sustain this traffic in the event of the site losing its ranking. It does not rank well in Google. While the site is wonderfully optimized, we all know this can be a rather capricious business.

So, the questions are......

1.) What kind of valuation would you put on this site? Or, more bluntly, what would you REALLY pay for this. Know that my site is way more optimized than attractive so a neat re-direct to a real site would most likely EASILY bump up the buyers/lookers percent 50-100%.

2.) Where is the very best place to market a website? Ebay doesn't quite seem like the right place. Does anyone know of anywhere with some more sophisticated marketeers buying/selling sites?

Thanks for any and all advice.

You might want to look at bizbuysell.com. They have an internet business section.

As for valuation...i can't help you there.
