I know consumers hate when this happens...but I have a strong suspicion that there is a lot of money to be made by selling your mailing list.
Is this true?
Can someone shed some light on how this is done?

Did your mailing list members agree for you to share their information with third parties? If not you could be asking for trouble.

What is valuable to me is my customers' trust and good will. The mailing list is simply a tool for maintaining this.

Since you are asking, presumably you want to do this?
Speaking as a consumer myself, if you do sell the list I hope you have agreed with your clients that you can do so. If not I hope you get caught and pay the penalty.

I'm sure there's some money to be made in selling mailing lists, but there are also stiff penalties if your mailing list members are not aware of it.
I specifically state in my privacy policy that email addresses will not be transmitted or sold to third-parties.
I did that for a reason.

You'd probably be better off figuring out how to monetize it more yourself (i.e. accept ads for your newsletter, add affiliate links, etc).
