what should I have a company sign that I am thinking about hiring, before giving a company ftp access to my site? How to best protect my site?

1. Have them sign a nondisclosure agreement. Do a search on that term, I'm sure you will find many good examples.

2. Surely, you don't really mean FTP? As in, the deprecated, crufty, exploit-ridden file transfer protcol of last resort? If so, ignore (1), as the whole world has access to your secrets.

OK, maybe not quite so bad. But, please, use SFTP (file transfer over SSH) or some other scheme that is more secure than FTP.
