I have a site <snip> which I have recently opened. I am planing to get many different properties on it, and the properties are added by the house owners, so they control the content.
So for the title I could make it a fair standard title with many "good" searchwords or I could use the description the give of the site.
If I use their description, then there will be many different words, but for sure also many "bad" search words!

So does anyone have a suggestion to which model I should choose?

Welcome [webmasterworld.com] to WebmasterWorld, Clauss! Posting personal URL's is frowned upon here (see No. 13 in the TOS [webmasterworld.com]), and I'd say that a mod will remove it if you don't get there first!

Ideally the title should be a very short intro sentanve to the page, descriptive but concise - like a chapter heading in a book. You could change the title per page and briefly describe the property or whatever is the focus of the page.
