Replicating my website

Hi. Firsly apologies if this is not the appropriate forum.
I've conceived a website, and paid for a developer to develop it for me. It looks terrific. My query is - I've just thought of a completely new application for that website. I believe that the skeleton of the original website, after changes to the domain name, and subject to new headings/content, would mean that I do not need to commission a brand new website.
Several queries, please.

How do I replicate the original website? (note I still want to retain the original website).

Do I need permission? from the website developer?.

Is it unethical to end up with two websites for the price of one?.

And back to query 1, how do I do it.
