Maintenance Issues

I've been asked to maintain a site after its completion. What is a normal amount of time to specify in the contract for maintenance work? I don't want to be tied down to a company, but rather re-negotiate at a certain date?

Do you reveal your hard costs to the client. For example, hosting will cost $; photography will cost $--> Or do you present one grand total and tell them the services included such as hosting, search utilities, photography, etc...
