I'm selling my website - but how?

Number 1 in SERPS but is it worth anything?

I've been building and working on a few websites for the last 2 years, mostly learing and experimenting on making sales etc. Now, one of them is doing decently, and I don't have the time to maintain it or grow it as I am concentrating my efforts on 2 other sites.

So I'd like to sell the main site but have no idea how to price it (I'm not revealing the url for now as it will soon be out of my hands, but I know this is annoying for you so will gladly post the url if the new owner is ok with it).

I've built this site around 2 keywords (no one would ever search for it with one word, the same way you wouldn't search for 'billy joel' with one word).

I has a pagerank of 4 on the homepage as does another page, one directory deep. My nearest competitor (a professional company who have a site 1000 times better than my own and which offers way more products also has a pr of 4 and they also added a section similar to what my site sells after I put up my site - the copycats :)).

It is listed in the following search engines (figures correct as of 11 march 06):

Google, is number 1 out of 3,650,000 results
Yahoo, is number 1 out of 6,100,000 results
MSN, is number 1 out of 920,608
Others I havent looked at for now, I'm sure

Those figures are typical, although sometimes the number of pages in google reach to 4.5 million etc, but I'm always at the top (dropped once, no changes on my behalf and was back on top, google update perhaps).

It also remains number one for a variant of longer related keyword phrases.

I dont pay to advertise it anywhere and 100% of the sales made currently are via the search engines. Many others have linked to it as it's is a genuine original site, 95% of content created by me.

It is also really basic site and I have a much better update 95% complete which would increase sales no doubt (which I'll uplload and give the contents of to the purchaser if they want).

Now I need to sell this site, as I'm trying to concentrate my efforts towards 2 other sites, and can't do all three with 100% effort. I don't have any experience in selling sites however, and have no idea about how much this is all worth.

I'm offering the domain, the site contents, and the uk registered company x.com ltd (if that makes sense).

Any help on how to proceed would be reaaaaaaaly useful please?

What is the traffic and total number of sales? What is the tendacy/growth rate? What is the market potential? It's probably the job of the potential buyer to check these things, but it might be good if you name some of the key figures to make it look more impressive and transparent.
