If you have a website pulling in about $1000 a month on average from Adsense, how much is the site worth?

I'm considering selling my website but don't know how much it's worth or what to charge, and what is a fair price... Any ideas? What would you charge?

If it makes $1000 a month, and you charge say, $30,000, that money could be made back to the buyer in under 3 years.

Do you think thats a fair price for everyone?
