rpl not matching strings correctly

I am trying to use rpl to do a recursive find replace on some .html files. I've tested the same line of code on other directories - and it works like a charm. However, in this directory it won't make any matches. I even copied the tekt to look for in the pattern right out of one of the files.

Anyone ever run into this problem? Any suggestions on what I can try to get this working?
