Partnering / Leasing out a high-$ site

I've been approached (twice now) by print publishers interested in buying or partnering in my travel-related site.

I've already turned down several offers and an income-sharing arrangement from a major resort-area "tourist guide" publisher. I'll just say that these were very substantial offers. That said, my network of sites produces a mid-5-digit annual revenue stream and the one they want is a linchpin, so you can see why I'm more interested in leasing or alliances than buy-outs ...I know this one has long-term, sustainable revenue-generating power --particularly from ads and/or sponsorship.

Has anyone structured a lease of the site while retaining control of the domain and perhaps some of the content?

Sounds like a pretty involved partnership requiring a lot of work. :)

On a serious note, sounds like a straight advertising buy, only they get lots of ad space.
