Contacting a Partner for a Joint Venture

lets say i got the perfect domain for a niche news web site, but have nothing to do with the niche. and there is a publisher near me who could produce the perfect content for that site. The publisher publishes offline magazines in this niche,How should i contact them, should i write a business plan? would they even think about a joint venture, or would they try to buy the domain from me? How would the revenue be shared, content on credit? Could this work? please let me know what you think

I think you should subscribe to your potential partner's newsletter and check out their websites and blog rather than sending direct email to them.
You should get aware with them before submitting your proposal. You should provide those realistic achievable things and your detail plan with your financial capacity that your proposal should be realistic.
When you approach face to face with them you can discuss in length about revenue sharing and other things related to your joint ventures.
