How to 'guesstimate' it

A friend of mine runs a dating site that is small but getting quite popular now, with a database of almost 30,000.

Someone emailed him recently wanting to buy the email addresses etc., so he asked me what I thought it was worth. I 'guesstimated' that the addresses tied with things like gender, age and location should be worth anywhere from US$5 to $30 each ... and that the email addresses by themselves should be worth at least $5 each as long as they are active, not dormant.

Any thoughts on these 'guesstimates'?

It depends on your profit margins and if you get the list yourself (repeat mailings). Figure on having 2% sales on a good list. I actually have less than 2% because I suck.
