I think the main issue for the "tenant" is security of tenure, usually the acquisition of the name is fraction of the total development & delivery costs.
One probem for the "landlord" is the name in the whois is responsible for the content issued under name.
Escrow is the safest way to buy and sell domains. With other methods you have to be much more careful. If it goes wrong getting redress across international jurisidictions can be very time consuming and very costly.
Buyer/Lessor initiates transfer in there host/registrar acc.
You recieve an email...then you approve transfer(reregister the domain if sold)
Then processes are handled between registarars(3-5days)
Is this how you would walk the buyer through it?
