Anyone know a good method of valuing a website? I think I've seen some web pages out there that value your online business. Can anyone recommend any of them? One of my sites flucuates between PR5 and PR7. Currently at PR6. It grosses about $350,000 a year ($175,000 Net). Factoring in PageRank and Net Income, is there a good way to figure the value of the site? Of course there are lots of other factors, like: Competition, Site Design, Cost of Goods Sold, Production Time, etc. etc.

I am applying for a loan, and the bank wants to know the value of my websites (6 of them). Any advice would be greatful!

The best way to value your online business it to think of it like any other business. PR shouldn't be a major factor in your decision unless Google accounts for a high percentage of your sales. If they're bringing in visitors who aren't buying (or making you money however it is you do) then no investor is really going to care (unless they're an Angel investor - but they're not easy to come by).
