I have found a PR6 site in an area that interests me. The site seems fairly old and hasn't been updated in a long time.
There are probably only about 30-40 pages of content on a fairly basic subject matter. The site only has one affiliate and no Adsense. I just can't imagine the site getting banned from Adsense as it was put up and hasn't been updated since Adsense was around.
The site has a lot of good, quality organic links to it.
Without revealing the subject matter, other than it is a fairly general interest site, with not a lot of direct competition, would anyone like to put a dollar value on it?
Or what is a reasonable figure to offer the owner of the site?
I have a bit of experience with Adsense, but just don't have the time to devote to a site to build traffic, but would probably enjoy working on a site which is already fairly established.
Are you seriously trying to evaluate a site on the basis of what the Google Toolbar says the pagerank of that site's homepage is?
With respect, I think you should find some alternative criteria. Because:
a) What the toolbar shows and what the actual pagerank is may not be the same.
b) Even if you know the actual pagerank, it's no indicator of traffic.
c) Even if you know the traffic it's no indication of conversion rate, profitability etc.
I usually pay $10k per 100k uniques from the search engines.
I think it would be difficult to assign general numbers to something like this. Depending on the target market, 10k uniques per month could be a gold mine, or even 1k uniques per month (that might be stretching it). But, if you were selling Lear Jets and had 1k uniques per month that were quality leads, what would that be worth to you?
Assessing the value of a website is a difficult task. Yes, viewing log files is a definite must and I would ask for at least the last 12 months. You want to see more history than 30 days. Too much has occurred over the past 12 months to neglect viewing historical data during that period.
Approaching the website owner will require some finesse. Try not to insult them with a low number. If they've had the site for a few years, expect a starting number in the 5 digit range to begin with. That would be without looking at statistics. If you've read the recent Google patent information, age of site is a factor in the overall equation.
P.S. Keep the purchase under wraps. No bragging, no undue advertising, no major changes to start with. Take it slow...
The market is definitely not lear jets, unfortunately. (Does anyone know of an aff program for lear jets? ) I expect one could see reasonable click through rates. I will definitely try to get information on the log files.
The internal pages do also have page rank. My original offer was much less than 10K and the counter was a little bit more again. At the time I didn't think the site was worth it, but after four months of trying to make a similar site, there is no way I could get the inbound links the site has without taking a few years.
I understand about the bragging issue, and putting ads too quickly on the site could also damage its value. I just needed some confirmation of a very approximate value of what the site could be worth, especially how Google values much older sites. With a little extra SEO, new content, I can see a lot potential here.
