We build lead distribution systems for companies that sell leads. Most of our clients sell mortgage leads. I would recommend sticking with the affiliate program until you can generate either a high concentration of leads in one state or a high amount of leads nationwide (50-75/day). Most mortgage companies can only take leads in one state and the bigger companies that take leads nationwide (like Ameriquest) will really only deal with you once you start generating a good number of leads per day. Brokers are a pain to deal with as far as customer service and getting paid goes. Many think every lead should turn into a sale. Becoming a "lead company" really is a full time job. You can make a lot of money, but it is not easy work and the line between when to stop affiliate marketing and start selling leads directly is a fuzzy.
