I am trying to learn how to take the next step in earning more money with webmaster skills and I need some advice on what direction to go.

I have maintained a personal interest page for 6 years and have worked with php, mysql, and adsense. My page is database driven, takes very little maintenance, easy to update, etc. Because it is a personal interest page, there seems to be a limit to the amount of traffic I can get for this particular topic.

The site is making money for me, lets say it is paying the phone and net bills and lets me buy php books. I will probably keep it up and will continue to improve it, better content, keywords, SE rankings, etc. But I keep thinking that if I try to set something up in a more popular subject area, that there would be more potential.

What kind of sites do you think have the most potential for earning money as a webmaster:

Community/Forum on a specific topic
Regional news and business service site
Portal site, link site
Content personal homepage (quality text pages written for adsense)
News style site (slashdot, etc.)
ecommerce, set up sites for local business

I will have to keep the day job so this has to be something which can be set up in a few months of evening and weekend marathons, and once set up should take not more than an hour or two a day.

What type of website is going to be successful at drawing traffic and earning money over the next few years?

I like the local e-commerce idea.
