Recommendation for Lead Management Solution?

I have a pretty specific need for a database that will help manage leads for a real estate advertising company.

The leads from our clients' websites will need to be stored in a database. The entries will contain the information from the form the user filled out, analytics info, some other demographic info, date of visit to the sales center, and information if that prospect actually closes. So we will need to constantly update entries as people move through the sales funnel.

I looked into Sales Force, but it seemed to be too much for us. We do not handle the actual sales, we don't need to manage the agents' pipelines, etc.

Is there a flexible open source solution? Or a paid solution that would work better?

Any recommendations very welcome. Thanks!
